Is Peoria age-restricted?

Not as a whole city. Peoria was incorporated in 1954, and most of its homes have no age restriction.

The main exception is Trilogy at Vistancia, a 55+ community built by Shea Homes inside the 7,100-acre Vistancia master plan. Other parts of Vistancia, like The Village and Blackstone, are open to buyers of any age, so age rules depend on exactly where a home sits.

Trilogy at Vistancia

Trilogy residents share the Kiva Club, a 35,000-square-foot clubhouse, and the newer Mita Club, plus their own golf course and a multi-mile trail.

What the homes are like

Older neighborhoods near Glendale date mostly to the 1980s and 1990s. Newer areas to the north, including Vistancia, were built from the 2000s on, often with larger homes and lots.

Lake Pleasant and getting around

Lake Pleasant and its regional park are in northern Peoria. Loop 101 and Loop 303 both pass through the city, and the Peoria Sports Complex hosts spring training for the Padres and Mariners.

Who typically sells in Peoria

In standard neighborhoods, sellers are often long-time owners, move-up buyers or people relocating for work. Inside Trilogy, the pattern looks more like Sun City: retirees downsizing again or seasonal residents who have decided not to come back.
