Why I offer this
Most agents ask you to sign a contract that locks you in for months. I don’t think that’s fair. You should stay with me because I’m doing a good job, not because a paper traps you.
Exactly what it covers
- You may cancel your listing for any reason.
- To cancel, you send it to me in writing. I’ll honor your request within 24 hours.
- Once you cancel, our listing agreement ends. You owe me no commission for a sale that hasn’t happened.
- No fee or penalty just for canceling.
Exactly what it does NOT cover (the honest part)
After an accepted offer
The guarantee ends once you accept an offer. At that point you and a buyer have a signed deal, and canceling would break your promise to them.
Hard third-party costs already spent
If I’ve already paid real, out-of-pocket costs to outside companies for your sale, you pay me back for those. I’ll tell you about any such cost in writing before I spend it, so nothing is a surprise.
The 30-day relist rule
If you cancel, you agree not to relist with a different agent within 30 days at the same price. After 30 days, you’re completely free.
What I spend of my own money before you owe a dollar
Before you pay me anything, I invest my own time and money — professional photos, online marketing, printed materials, and hours pricing and showing your home. If your home doesn’t sell, that cost is on me.
