Downsizing from a Sun City home
A calm plan for selling the home you know well and moving to one that fits the next chapter.
Three decisions to make first
Where you go next
A smaller home in Sun City, a newer age-restricted community, or somewhere closer to family. Each comes with different fees and rules.
Sell first or buy first
Selling first gives you a firm budget. Buying first avoids a second move. I walk through both with you, with real numbers.
What comes with you
Measure the next home before you sort, so you know what furniture fits and what can go.
A simple timeline
- A few months out. Get a home value, look at where you might move, and start sorting the rooms you use least.
- Before listing. Make the repairs that pay off, clear out what you will not move, and choose a list date.
- While listed. Keep the home ready for showings and line up movers and your next home.
- At closing. Sign the closing papers, hand over the keys and move on your schedule.
Fees to plan for
- Selling your Sun City home: $4,000 Preservation and Improvement Fee plus a $500 transfer fee when ownership changes, with who pays set in the contract
- Buying in Sun City West: $5,750 Asset Preservation Fee for new owners, and dues of $618 per person per year (July 2026 to June 2027)
- Buying elsewhere: Each community sets its own HOA dues and transfer fees. I get the current amounts before you make an offer.
Selling without getting locked in
Plans can change when you downsize. The Cancel Anytime Guarantee page explains how listing with me works if your plans change.
Please note: fees and dues can change at any time. The details on this page were last checked in October 2026. Confirm current amounts with RCSC, RCSCW or the community you are moving to before you buy or sell. Sources: RCSC 2026 fee sheet (revised Jan 28, 2026) and RCSCW fiscal 2026-27 budget.

Frequently asked questions
How long does downsizing usually take?
It depends on how much there is to sort and whether you buy first or sell first. Many people start planning a few months before they list.
Can I stay in Sun City and downsize?
Yes. Sun City has homes of different sizes, and RCSC membership comes with the property, so you keep rec center access in your new Sun City home.
Which age-restricted communities are nearby?
Sun City West, Sun City Grand, Corte Bella and PebbleCreek are all in the West Valley. Each has its own fees and rules.
What if I change my mind after listing?
Talk to me first. The Cancel Anytime Guarantee page explains your options if your plans change.
